Is It Safe to Book a Villa Directly in Croatia? A Checklist

Is It Safe to Book a Villa Directly in Croatia? A Checklist

Booking direct saves money. It also means you need to know who you are paying. Here is how to check any villa in Croatia before you send a cent.

About this guide
Written by Ivana Parlov, luxury travel specialist at Croatia Premium Stay. It is based on how we verify every owner on our platform, and on public warnings from police and consumer protection authorities about holiday rental scams.

Booking a villa directly with the owner is usually the cheapest and most personal way to stay in Croatia. It also comes with one honest question: how do you know the person you are paying really owns the villa?

Holiday rental scams are real, and Croatia is not an exception. Police in Istria have reported tourists who paid deposits of several thousand euros for houses and apartments, only to find that the "owner" never appeared, or that another family was already staying there (Novi list).

The good news is that most scams follow the same few patterns, and they are easy to spot once you know what to look for.

The Two Scams You Are Most Likely to Meet

Scam 01

Fake listings

Scammers copy photos and descriptions from real villas and publish them as their own, usually at an attractive price. You pay a deposit for a villa they do not own.

Scam 02

Changed payment details

You are talking to a real owner, but someone intercepts the conversation and sends you "new" bank details. Your money goes to the scammer instead of the owner.

Both are described in detail by the Australian government's Scamwatch, and European consumer authorities warn about the same pattern: fraudsters posing as real accommodation owners and asking for advance payment by bank transfer (Czech Trade Inspection Authority and European Consumer Centre).

Your Checklist Before You Pay Anyone

Whether you book through us or anywhere else, these checks take minutes and can save you thousands.

  • ✓ Check that the villa is legally registered. Every holiday rental in Croatia must have an official categorisation. Ask for it. A real owner will have it.
  • ✓ Search the photos. Use a reverse image search. If the same photos appear under a different name or location, walk away.
  • ✓ Check that the names match. The owner, the property and the bank account should belong to the same person or registered company.
  • ✓ Be careful with foreign bank accounts. A villa in Croatia paid to an account in another country deserves a question.
  • ✓ Never pay to changed bank details. If you receive "updated" payment details by email or message, stop and confirm them another way.
  • ✓ Look for reviews. Croatian police advise checking other guests' reviews, and treating a complete absence of them as a warning sign.
  • ✓ Get it in writing. Ask for an invoice or booking confirmation with the owner's full details before you pay.
  • ✓ Be wary of pressure. "Pay today or you lose it" and prices far below similar villas are classic signs of a scam.

What We Check for Every Owner

On Croatia Premium Stay, these checks are done before a villa ever goes live. Every owner must provide three documents, and all three must match:

Document What it proves
Land registry ownership certificate (vlasnički list) The person listing the villa actually owns it
Official tourist categorisation The villa is legally registered for holiday rental in Croatia
OIB (Croatian personal identification number) The owner's identity matches the ownership and registration records

If the names and numbers on these documents do not match, the villa is not published.

We also verify the owner's bank account. Once verified, the bank details are locked to the owner's account on our platform and can only be changed after we verify them again. Invoices are generated in Croatia Premium Stay using those verified details and sent from noreply@croatiapremiumstay.com.

⚠

Received payment details any other way? Do not pay. Forward them to info@croatiapremiumstay.com and we will check them against the verified account. Croatia Premium Stay will never ask you to change payment details.

What About Reviews?

Reviews matter, and police are right to recommend them. Many villas on Croatia Premium Stay also link to the same property on Airbnb or Booking.com, so you can read what other guests have said in one click. We explain how this works, with a real price comparison, in Compare the Same Villa on Airbnb and Booking.com.

If You Think You Have Been Scammed

  • Contact your bank immediately and ask whether the payment can be stopped or recalled.
  • Report it to the police. In Croatia, the police emergency number is 192.
  • Keep every message, listing screenshot and payment confirmation.

Frequently Asked Questions

Is it safe to book a villa directly in Croatia?

Yes, if you check who you are paying. Confirm the villa is officially categorised, make sure the owner and bank account names match, and never pay to bank details that change by email. On Croatia Premium Stay, every owner's ownership certificate, categorisation and OIB are verified before a villa goes live.

Is it safe to pay a villa owner by bank transfer?

It is safe when the bank account has been verified and the payment details come from a trusted source. On Croatia Premium Stay, owners' bank details are verified and locked, and invoices are sent from noreply@croatiapremiumstay.com. If you receive payment details any other way, forward them to info@croatiapremiumstay.com before paying.

How can I check that a villa in Croatia is legally registered?

Every holiday rental in Croatia must have an official tourist categorisation. Ask the owner for it. A genuine owner will be able to provide it.

What does Croatia Premium Stay verify?

For every owner we verify the land registry ownership certificate, the official tourist categorisation and the OIB, and all three must match. We also verify the owner's bank account, which can only be changed after re-verification.

What should I do if I think I have been scammed?

Contact your bank immediately, report it to the police (in Croatia, call 192) and keep all messages and payment confirmations.
