Visited Villa Amelie on-site in April 2026. This review is based on a personal visit, a direct conversation with Maro from Ora Villas, and first-hand observation of the villa layout, service and location. No part of this article was written from a press kit or a product description.

We visited Villa Amelie on a Thursday in April. 26 degrees outside. We brought jackets. We didn't need them.

Zaton, Dubrovnik Riviera. A location that photographs cannot prepare you for.

The lift opens

You park the car. The lift is waiting.

Villa Amelie has six bedrooms, an infinity pool at the lowest level, a bathtub in the master bedroom with a direct sea view, and a glass-enclosed courtyard at the entrance with stone path and established oak trees. Three levels, carved into the cliff. Everything connects through the lift.

The doors close. The lift descends. The doors open.

Floor-to-ceiling sliding glass. The Adriatic in front of you. A chandelier the size of a car, suspended the full height of two floors.

You just stand there.

Why Villa Amelie — when you can choose anywhere

In Dubrovnik, there are at least twenty villas with five stars and a sea view. We asked Maro the question directly.

Ivana: "Maro, someone who can choose anywhere in the world — forty thousand euros a week — why Villa Amelie?"

"Because of the width of the space, the layout and the view that very few villas can offer. The glass in this villa has acoustic insulation — inside, there is absolute silence, even if it thunders outside or someone speeds past in a motorboat. Wealthy people today pay most for silence. That is what we offer."

Design and layout

Villa Amelie took three years to build — not because of delays, but because of decisions. The position of every window. The angle of every view. The way light moves through the space at different hours.

The glass-enclosed courtyard at the entrance. The stone path before the door. Six bedrooms across three floors. The sauna at pool level, built into the rock, with one window facing the Adriatic.

"When you spend three years building something into rock, you think about everything. Even the details guests will never consciously notice — but would notice if they were missing."

The materials throughout the villa are chosen the way luxury should be chosen — not to announce themselves, but to belong. The furniture in the living area is of a quality that you notice only when you sit down. Stone, wood, fabric — nothing competes. Nothing shouts. The space is quiet in the way that well-made things are quiet. You feel it before you understand it.

From the living room and dining area, the view goes over the pool — directly, without obstruction — and then continues to the open sea and the islands beyond. There is no moment in the main living space where the Adriatic is not in front of you. At sunset, the light moves across the water in a way that makes conversation stop.

The wine room

A wine room with a sea view. Croatian wines alongside international labels — serious enough that you stop walking when you see it.

"Guests love Croatian wines. There is something about Plavac Mali and the sea that belongs together. We have one bottle for very special occasions. Which one? The guests who have opened it know."

The service — predicting the unpredictable

We asked Maro the question that matters most for guests at this level.

Ivana: "What is the most stressful part of your job when guests of this profile are in the house?"

"Predicting the unpredictable. These people do not tolerate the word 'it cannot be done'. If a guest decides at 11pm that tomorrow they want freshly caught wild tuna from a specific micro-location, my job is not to tell them the fishermen are in bed. My job is to have on speed dial the person who will start their boat at that moment. We do not sell luxury. We sell the guarantee that all their habits from London or New York will work here without a second's delay."

Who stays here?

We asked. Maro smiled.

"Different industries. Different backgrounds. Celebrities, yes. A property manager who takes the job seriously doesn't give names."

The discretion is part of the offer.

The restaurants nobody tells you about

Ivana: "You mentioned directing guests to places that don't advertise. What exactly are we talking about?"

"Private family estates and hidden konobas in Konavle or on the islands — places you cannot walk into off the street. These restaurants have two tables, no menu, and cook exclusively with ingredients picked that morning. You don't take guests there to be seen. You take them there to eat food that money in Michelin-starred restaurants cannot buy. I hold the key to those doors for my guests."

The sauna

Maro's favourite room is the smallest one.

Pool level. Built into the rock. One window facing the sea. 80 degrees. The Adriatic outside the glass.

"Someone thought of it — the smallest room in the villa, and someone decided: here too, the sea. That is Villa Amelie."

Location — Zaton

Zaton sits on the Dubrovnik Riviera, a short drive from Dubrovnik Old Town — close enough to reach the old city walls, the harbour and the restaurants without planning the evening around the journey. Far enough that when you return to the villa, the city feels like it belongs to a different day.

"Guests ask if they will feel isolated. No. But inside Villa Amelie, nothing feels close. Proximity and seclusion at the same time — that is this location."

When is the best time to visit Villa Amelie?

Villa Amelie works year-round. April brings warmth and empty roads. September and October offer warm sea, cooler evenings and a Dubrovnik Riviera that has returned to itself after summer. Winter is quieter still — Zaton in January is a different experience, and a good one.

The best weeks fill months in advance. Book early.

How far is Villa Amelie from Dubrovnik?

A short drive from Dubrovnik Old Town — approximately 15 minutes by car. Close enough for dinner at the harbour. Far enough that the villa feels completely removed from the city's summer intensity.

What restaurants are near Villa Amelie?

The Riviera has restaurants that do not appear on TripAdvisor because they have never needed to. And beyond those — private family estates in Konavle, hidden konobas on the islands, places with two tables and no menu that cook exclusively with ingredients picked that morning.
