The Porsche Under the Mulberry Tree
Ivo saw the Porsche before the guest even stepped out. Parked neatly under the mulberry tree. Then he called me. "Ivana — he drives a car that could buy this entire village." This is that story.

The villa in Rogoznica was ready. The guest was coming from the Czech Republic. Everything was confirmed.
What nobody told Ivo was what the guest would be driving.
He saw it before the guest even stepped out. A Porsche, parked neatly under the mulberry tree at the end of the road — exactly where guests park when the villa has no private parking right in front. Ivo stared at it for a moment. Then he called me.
"Ivana. He is already parked under the mulberry tree."
"Good," I said. "That is where guests park."
"Ivana. He drives a car that could buy this entire village."
There was a pause.
"Does he know our parking is not right in front of the house?"
"Ivo," I said. "He knows. He chose the villa."
This was the early days of luxury tourism in Croatia. The days when villa owners were still learning that the guest in the Porsche is sometimes exactly the guest who wants the mulberry tree. Who wants the stone walls and the smell of the sea and the owner who knows the bay by heart. Who can buy anything — and chooses this.
Marek settled in. The Porsche stayed under the mulberry tree all week, unbothered.
And then, on the last day, he came to Ivo with a simple request.
"Could you take me out on the boat? I want to see Primošten. The nearby coves. Just us."
Ivo took him. A small boat, a Czech millionaire, and a stretch of Dalmatian coastline that no hotel transfer or organised tour had ever shown him quite like this — slowly, quietly, with someone who had grown up on that water.
They came back hours later. Marek was sunburned and smiling.
He tipped Ivo more than the weekly villa rate.
The villa where all of this happened is Villa Feronia — one of our verified properties in Rogoznica, sitting above a bay that Ivo knows better than anyone. If you want to understand what we mean by the real Croatia, start there.
The mulberry tree is still there. So is the boat.
