 About Dubrovnik

Dubrovnik is the southernmost city in Croatia, a walled old town on the Adriatic that has been on the UNESCO World Heritage List since 1979. Inside the walls, marble streets, churches and palaces date back to the time of the Republic of Ragusa, a small independent state that traded across the Mediterranean for centuries. Today it is the busiest destination in Croatia from June to September, which is exactly why many guests prefer to stay in a villa outside the walls and visit the Old Town early in the morning or in the evening. The sea here is among the warmest in Croatia, and the swimming season usually lasts from late May to October.

Where to Stay Around Dubrovnik

Zaton

A small bay about 8 km north-west of the Old Town, with villas right on the water, quiet evenings and quick access to the city. It is also a good base for boat trips to the Elafiti islands. Villa Amelie, Villa Atreeum all sit on the bay. Read our interview with the hosts of Villa Amelie in Zaton.

Župa dubrovačka (Mlini, Soline, Kupari)

South-east of the city, between Dubrovnik and Cavtat. Family-friendly beaches, local restaurants and a short drive to both the Old Town and the airport. Villa Solenne in Soline is a few minutes’ walk from the sea.

Slano

A sheltered bay around 30 km north-west of Dubrovnik. Calmer and greener, for guests who want space and privacy over nightlife, like at Villa Val & Sol.

Konavle and Molunat

The southernmost part of Croatia, with vineyards, stone villages and small coves. Molunat is one of the quietest places on the Dubrovnik coast, and home to the beachfront Molonta Heritage Estate.

 Pelješac (Orebić)

Further north, known for Plavac Mali wines and views across to Korčula. A good choice if you want to combine Dubrovnik with wine country and island trips, as at Villa Korta Katarina.

Frequently Asked Questions

How far is Dubrovnik Airport from the villas?

Dubrovnik Airport is in Čilipi, about 20 km south-east of the Old Town. Villas in Župa dubrovačka and Konavle are closest, while Zaton and Slano are further north.

Is it better to stay in Dubrovnik Old Town or outside the city?

Villas with private pools are almost all outside the Old Town. Staying in Zaton, Župa dubrovačka or Konavle gives you more space, parking and quieter evenings, with the city a 10–30 minute drive away.

When is the best time to book a villa in Dubrovnik?

July and August are the busiest and most expensive months, and larger villas are often booked months ahead. June and September have warm sea, fewer crowds and more availability.

How crowded is Dubrovnik in summer?

The Old Town is busiest from late morning to mid-afternoon, especially on days when several cruise ships are in port. Visit early in the morning or after 5 pm, and you will see a much quieter city.

Are there beachfront villas near Dubrovnik?

Yes. Several villas in Zaton and Molunat sit directly on the water. In Croatia the beach in front of a villa is usually pebbles, rocks or a swimming platform rather than sand, so check each villa page for details.

Can I swim in the sea near Dubrovnik in May or October?

Yes. Dubrovnik is in the far south of Croatia, and the sea is usually warm enough for swimming from late May to October. If you are travelling outside high summer, look for a villa with a heated poo
